Orchard Childcare Property Fund - investment strategy
Geographic diversification:
The Fund aims to maintain a geographically diverse portfolio of primarily purpose-built child care centre properties in Australia and New Zealand, subject to long term leases either directly with, or fully guaranteed by, reputable child care operators.
Tenant diversification:
The Fund seeks high quality, reputable operators to occupy properties that aid in the stability and reliability of the Fund’s cash flow.
Lease structuring:
Long leases are negotiated to help provide consistency of fund revenue over time, with annual rental increases generally built in to protect against inflation. The Fund currently has an occupancy rate of 98%.
