Portfolio

The Fund provides exposure to a geographically diverse portfolio of property and infrastructure assets used in the primary production industry.

These assets include:

• Production infrastructure such as wineries and packing and distribution facilities.
• Horticultural land, including orchards, farmland and plantations.
• Intensive livestock assets such as chicken production sheds.
• Supporting infrastructure such as water supply facilities and private irrigation schemes.

All properties are directly held by the Fund and include ownership of water rights where relevant. The Fund also holds units in a citrus property trust.

Qualco West Vineyard

Qualco Vineyard is an efficient, large scale, recently redeveloped Riverland vineyard. The property is a holding of 511.40 hectares (ha), with 409.43 ha of premium varieties and a predominance of red grapes. The initial lease term is 12 years with one three year and two five year renewal options.

Baiada Poultry Portfolio

The Baiada portfolio consists of 4 properties, in Woodleigh, Boronia and Lynwood, NSW, and Bearii, Vic. The properties contain a mix of over 70 broiler replacement and production sheds, with a gross area of 748 ha. The assets are leased to Baiada Poultry for an average term of 15 years.

Lake Powell Almonds

The property consists of a 220 ha freehold portion of the Lake Powell Almond development, with full redevelopment due for completion by June 2008. The initial term of the lease to Select Harvests is 10 years, with two 5 year options.
