Fund Overview

Established in 2001, the Sydney Land Syndicate has invested in land parcels earmarked for residential property development in metropolitan Sydney, NSW. The Syndicate’s income distribution status is currently on-hold until further development of land parcels takes place. As this investment is a fixed-term syndicate, it is unable to offer a withdrawal facility.

Portfolio Overview

The Syndicate currently holds two land parcels located in western metropolitan Sydney. The first of these parcels of land, 30 Balmoral Road Kellyville, has achieved development Approval for a 19 lot residential subdivision. We are currently assessing the feasibility of either subdividing the land or selling the site prior to undertaking the subdivision.

The second parcel, 97 Schofields Road Rouse Hill, is in the process of being acquired by the NSW state government for use in the North West Rail Link project.

Strategy of the Fund

The Syndicate is due to mature in September 2012. We are currently working on a proposal to request an extension to the term of the Syndicate in order to execute the fund strategy.
